Mobile Home Disposal Fees by County in NC and SC

A lot listed with a dead mobile home on it is really two transactions: the land you are selling, and the teardown the buyer mentally bills you for — usually at a worse rate than any landfill charges. Sellers who clear the unit first keep that math on their own side of the table, and the exercise starts with one number: what the county charges to take the debris. That rate is set by a public fee schedule, not by contractors, and it swings from $30 per ton in Aiken County SC to $105 in Bladen County NC. Same home, same excavator, very different gate receipt.

Every verified rate, one table

NC counties first, then SC. C&D is construction-and-demolition debris — what a torn-down home becomes on the scale. The mobile-home column is the county's own per-unit line item where one exists. A dash means the county publishes no such rate; we print the dash, not a guess.

Flat rates, tonnage rates, and which lane you want

11 of the 88 counties post a per-unit mobile home rate, and the logic behind each decides the cheapest way to clear a lot there. Brunswick County writes it plainest: a home that fits on the scale pays the $59-per-ton rate; one that does not pays $250 flat per single-wide, $500 with its contents still inside. Robeson is the cautionary tale — an intact single-wide is a flat $1,500 (double-wide $2,500), while demolished debris crosses the same scale at $35 per ton, which is why tearing down before hauling is usually the cheaper lane there; Robeson's schedule also reminds haulers that NC's $2.00-per-ton state disposal tax rides on top. Lexington County prices both lanes explicitly: $285 per section for an intact home (moving permit required, appliances out) or $38 per ton torn down. Cleveland County's FY27 schedule carries a per-unit Mobile Homes line at $395.43, and Anderson County runs the closest thing to a program in this footprint — $300 per single-wide, $400 per double-wide, demolition and disposal included, hauled to the Starr C&D landfill.

What the gate rate does not cover

The tipping fee is the county's cut, not the whole job. Published market ranges put full demolition with disposal at $3,000 to $8,000 — roughly $3,000 to $5,000 for a single-wide, $5,000 to $8,000 for a double, or $4 to $8 per square foot — with the haul to the landfill running $1,000 to $2,000 of that. Pushing the other way: the steel chassis, axles, and aluminum siding on a typical home carry a published scrap value of $400 to $1,000, and NC DEQ's disposal guidance tells crews to separate exactly those metals before anything crosses the scale. The tax card clears before the lot does

Both states bolt tax collection to mobile-home moves, and a pre-sale clear-out is where sellers meet it. In NC, hauling a home off a property takes a county tax permit under G.S. 105-316.1 — issued free, but only after taxes on the home are settled, with Class 3 misdemeanor penalties and statutory authority for officers to detain the home mid-move. SC runs the same gate through the treasurer: no county moving permit without a certificate that no unpaid taxes are due, per S.C. Code 31-17-360. Demolition-in-place reads differently — debris in a dump truck is not a home on wheels, and SC's permit attaches only to relocation — but a delinquent tax card surfaces at closing either way. Regulatory clocks that belong in the listing timeline

Two clocks sit in front of any pre-sale teardown. In NC, every manufactured-home demolition files a notification with the Health Hazards Control Unit (form DHHS 3768-D, no fee) at least 10 working days before start — in Buncombe County, which runs its own delegated local air program, the notification files with that agency instead of HHCU. In SC, a single standalone residence is exempt from the state asbestos-survey regime — but clearing several homes on one site, or demolishing as part of a commercial project, is a regulated job: licensed survey, SCDES notification 10 working days out, $50 per facility. Asbestos also decides where the debris may go. Cherokee County's C&D landfill accepts none of it; Orangeburg takes it at $154 per ton only with an SCDES approval letter; Brunswick at $80 per ton; Buncombe friable at $100 per ton on 24-hour notice — and SC's landfill regulation R.61-107.19 requires that permission letter before any Class Two landfill accepts asbestos-containing material. Burning the structure to dodge the fee is flatly prohibited.

About the dashes

Columbus County shows what honest looks like. Its transfer station takes MSW at $58.93 per ton, but the county publishes no C&D gate rate — the ordinance routes demolition waste to approved disposal sites instead. So the row carries a dash, and we price Columbus jobs off the facility the load will actually cross.
